Who this guide is for

Developers phasing turf across lots and amenity areas, HOA boards approving a common-area replacement, property managers running multi-site portfolios, and facilities or public agencies buying through a procurement process. The common thread is that the decision is documented and approved by someone who will not visit the yard.

Documentation for approval

Three documents cover most approval processes.

  • Manufacturer spec sheet for the specified line, carrying pile height, face weight, backing, drainage and compliance. Published for nine of the ten stocked lines.
  • 16-year limited warranty, setting out coverage, the full exclusion list and the claim procedure.
  • Compliance data for the specific product, published per product rather than as a blanket statement.

Specifying for traffic

Commercial sites are judged over years. Face weight is the number that resists matting under steady public foot traffic.

Phasing and colour

This is the issue that causes the most trouble on multi-phase work. Colour may vary slightly between dye lots, samples and photographs, and dye-lot variation is specifically excluded from the warranty. Where a project runs across phases or sites, order the material together where possible, and confirm colour and roll availability with the trade desk before each phase ships.

Logistics

  1. Scope the quantityA full roll is 15 ft × 100 ft, covering 1,500 sq ft. Divide the area by 1,500 and allow for waste and seam direction.
  2. Plan the unloadRolls weigh approximately 815 lb to 1,188 lb. Forklift or equivalent is required, and site access should be confirmed before scheduling.
  3. Sequence the deliveriesEach phase gets a delivery date coordinated with the site superintendent or crew lead.
  4. Keep the paperworkCoverage runs from the ship date, so the shipping invoice starts the warranty clock. Register the material after installation.

Where the scope ends

Superior Turf Direct supplies materials and does not install, and is not licensed as a contractor. Base preparation, compaction, drainage design, seaming, fastening, infill installation and any shock pad are the responsibility of the installing contractor, and installation workmanship is excluded from the warranty. Setting that boundary in the contract documents early avoids the most common dispute on a commercial turf project.
